Tract 1 is 160 acres of beautiful, native grass on rolling hills. The Chiquita Creek runs through this tract. There is one windmill, adequate fencing on three sides, and State Hwy 412 runs along the north side of this tract. All of the windmills completed a scheduled maintenance program in the Spring of 2009. All are currently in good working order through this continued program.
Tract 2 is 160 acres of native grass with one windmill and adequate fencing on three sides. State Hwy 412 runs along the north side of the tract.
Tract 3 is 160 acres of native grass and improved pasture.
Tract 4 is 160 acres of which 157.5 acres are enrolled in the CRP. 77.6 acres at $25.66/acre expiring in 2010 and 79.9 acres at $31.00/acre expiring in 2012 make up the annual payment of $4,468.
Tract 5 is 160 acres of which 158.4 acres are enrolled in the CRP at $31.00/acre expiring in 2012 for an annual payment of $4,910.
Tract 6 is 160 acres of native grass ¼ of a mile north of paved County Road Ff with creek bottom, one windmill and good fences. An additional 195 acres of contiguous grass could be leased. The 16.82% tenants share of 114.5 acres of CRP or $570 annually through 2010 conveys with this tract. The windmill on Tract 6 received a new head motor in 2008. Contiguous to Tract 6 to the north is 195 +/- acres of native grass and CRP that the lease is paid until March 15, 2010 and will convey to the buyer of Tract 6.
